Professional photography can make a property look its best, but the condition of the home when the photographer arrives still matters.
The camera sees everything. Items that may barely register while walking through a room can become distracting in a photograph, from countertop clutter and cords to trash cans, pet supplies, and unfinished cleaning.
Preparing the property before a real estate photography appointment helps the photographer work efficiently and creates cleaner, more appealing listing images.
Start With Cleaning and Decluttering
A clean home gives the photographer a much stronger starting point.
Floors should be vacuumed or swept, mirrors and glass should be clean, and visible dust or fingerprints should be addressed. Kitchens and bathrooms deserve extra attention because reflective surfaces and bright lighting can make small messes more noticeable in photographs.
Decluttering is just as important. You do not necessarily need to remove every decorative item, but rooms should feel organized and spacious rather than crowded.
Clear unnecessary items from countertops, tables, desks, and other visible surfaces.
Prepare the Kitchen
The kitchen is often one of the most visually important rooms in a listing, so keeping it clean and simple makes a big difference.
Remove dishes, drying racks, cleaning products, paper towels, excessive countertop appliances, and refrigerator clutter when possible. Wipe countertops and appliance surfaces and make sure the sink is empty.
A few intentional decorative items can remain, but the counters should primarily showcase the kitchen itself.
Get Bathrooms Photo Ready
Bathrooms usually look best with as little visible clutter as possible.
Put away toothbrushes, toiletries, medications, cleaning products, bath mats, scales, plungers, and trash cans. Close toilet lids and straighten towels.
The goal is to make the bathroom feel clean, open, and easy for a buyer to imagine as their own.
Make Bedrooms Look Finished
Beds should be made neatly before the photographer arrives. Straighten pillows and bedding, clear nightstands, and remove laundry, charging cables, personal items, and anything stored temporarily on the floor.
Children’s rooms do not need to look completely empty, but organizing toys and reducing visual clutter will help the room photograph more clearly.
Do a Final Walk-Through of Living Areas
Straighten furniture, fluff pillows, remove all throw blankets, and remove unnecessary objects from coffee tables and side tables.
Look for visible cords, remote controls, shoes, bags, paperwork, and other everyday objects that may pull attention away from the room.
Open curtains and blinds when appropriate so windows and natural light can become part of the presentation.
Do Not Forget the Exterior
The exterior creates one of the first impressions buyers will see.
Move vehicles away from the front of the home when possible. Put away trash cans, hoses, tools, toys, and other temporary items. Straighten patio furniture and remove unnecessary objects from porches and outdoor living spaces.
Basic yard cleanup, including mowing, removing debris, and tidying landscaping, can also improve the appearance of exterior photographs.
Prepare for Pets
Pets should be secured before the photography appointment so the photographer can move through the home safely and efficiently.
Pet beds, bowls, crates, toys, litter boxes, and other visible pet items should also be removed when possible. This keeps the focus on the property and prevents photographers from having to work around animals while carrying equipment.
Finish Preparing Before the Appointment
The photography appointment itself should not become preparation time.
662 MEDIA asks clients to have the property camera-ready before arrival so the photographer can move efficiently through the home and stay on schedule. Sellers, contractors, and agents are also asked not to remain inside during the photography process whenever possible.
If furniture still needs to be moved, rooms need to be cleaned, or significant staging remains unfinished, take care of those tasks before the scheduled shoot.
Think Like a Buyer
One of the easiest ways to check your preparation is to walk through the property as though you were seeing it for the first time online.
What immediately catches your eye? Is it the fireplace, the large windows, or the beautiful kitchen, or is it a pile of mail on the counter?
Removing distractions allows the home’s strongest features to become the focus.
